An insulated on-site office and canteen that doesn't feel like a portable building once you're inside it — useful when it's doubling as a break room as well as an office.
Who it's forConstruction project managers, site managers and commercial operators who need a 4.3m × 2.3m insulated site office or breakroom cabin that can be assembled in tight, crane-inaccessible locations.

Built using XPandaCabin — 4.3m × 2.3m
Ample natural light from the windows means the cabin doesn't feel like a portable building once you're inside it — useful when it's doubling as a break room as well as an office.
Insulated and lined for year-round comfort, it splits easily into a desk zone and a kitchenette-and-seating zone for site teams, with first-fix electrical trunking ready for sockets and lighting. Because it's flatpacked, it moves with the contract instead of being written off at the end of it. Link a second XPandaCabin side-by-side when the crew outgrows one bay.
Beats a traditional hired portable cabin. It avoids continuous hire costs, delivery access limitations and heavy HIAB crane requirements by deploying a flatpacked, man-portable, fully insulated 4.3m × 2.3m unit with built-in windows.

The XPandaCabin comes with integrated windows designed to let in natural light for a bright office or staff break environment.
Yes — the XPandaCabin is delivered flatpacked and fully man-portable, so panels can be hand-carried through tight alleyways or narrow access points without a crane or forklift.
Yes — the XPandaCabin is designed to link side-by-side with other XPandaCabin units to scale your welfare space as your team grows.
A standard galvanised steel unit is tough and secure, but it doesn't stop the swing in temperature that causes condensation on the inside of the walls. An insulated flatpack container like the Insulated XPandaStore is a purpose-built product — not a standard unit with insulation added afterwards — using pre-formed panels with 40mm polyurethane insulation and floor-level ventilation, so it stays drier and protects tools from rust, bikes from corrosion, and stock from damp and mould, without giving up any of the security of the standard range.
Condensation forms when warm, moist air meets a cold surface — which is exactly what happens inside an uninsulated steel shed overnight. The Insulated XPandaStore's pre-formed wall and roof panels contain 40mm polyurethane insulation, creating a thermal barrier that keeps the internal surface temperature more stable, while floor-level ventilation lets moist air escape rather than settle. Together, that's what keeps tools rust-free and stock dry.
In most cases, no — XPanda buildings are demountable rather than permanently fixed, so they typically fall under permitted development for outbuildings. Rules vary by local authority, plot size and boundary proximity, so it's worth checking your own project against our full planning permission guide.
This setup started as a stock question about sizing, door placement or linking units. Talk to the team and we'll help you spec it before you order — or browse the rest of the Inspiration & Uses Guide for more ideas.
